PM Environmental revitalizes old industrial building in Berkley

BERKLEY, Mich. (WJBK) -

A 1946 building sat vacant on Eleven Mile in Berkley for several years. Now the former tool and die shop is home to PM Environmental, an environmental risk management firm that evaluates commercial properties.

"First we look at the historical use of the property to see if there's reason to believe it's contaminated," says founder and CEO Mike Kulka.

Then he says they drill holes and collect soil samples for testing. They underwent the process themselves when they developed their own office in 2008 with the help of brownfield incentives, which made the project more affordable.

"Anything that we spent on renovating the building from new phones to windows to the roof, carpet, computers, even equipment that we use in our business, was eligible for a twelve-and-a-half percent Michigan Business Tax credit," Kulka says.

Now there is another construction project underway to convert the warehouse portion of the building to two stories with offices upstairs by adapting and reusing what is already there.

Kulka says Michigan is a hot spot for this kind of redevelopment, and that's good news for everyone.

"There's a lot of businesses that are expanding here. The companies that made it through the Great Recession are stronger than ever. They're expanding. People want to do business here, and we're definitely in the right direction," Kulka says.

The company plans to hire ten new workers in the next 18 months. They have 16 locations across the country, and they're also opening a brand new Detroit office on Woodward Avenue this summer.
