FOX 5 I-Team: Quick House Fixes

If you're putting your house on the market, it's time to get it into shape. And there is a way to do it with inexpensive fixes that can make your home pop without crushing your wallet.

And it all starts at the front door.

"The first impression is everything. Remember that," says Ashley Derrick, a metro Atlanta realtor.

She says the sales pitch starts as soon as a would-be buyer gets out of the car. The yard has to look good, but Ms. Derrick says, this does not mean spending a lot on landscaping.

"No! And you never get your money back."

Do this instead: edge, mulch and mow. Then, top it off with some flower pots. And you're done.

"Make sure it looks clean, again, just make sure it looks good," she adds.

My husband and I are putting our house on the market right now. And admittedly, our front porch was showing its age, so we simply painted it.

"Again when people walk up they're not seeing chipped paint on the floor. Looks great," says the Keller Knapp realtor.

Next, a potential home buyer wants to see the kitchen. And the same rules apply – it must look clean.

Ms. Derrick is a member of the Atlanta Board of Realtors Multimillion Dollar Club, so she's seen all sorts of homes. Again, she says, don't spend too much altering your kitchen. Just do some inexpensive fixes. The simplest thing you can do is to update the hardware.

"Not expensive."

"Yeah, or even painting your cabinets if they're painted or stained to make it lighter, matching. Easy, easy touch ups."

Same rules apply in the bathroom. Now take a look at the rest of the house. Could it use a fresh coat of paint? Probably. And right now light, cool colors are in.

Ms. Derrick suggests, "One neutral color is good. You don't have to paint each room different."

All along the way you should work on de-cluttering your home. That might mean getting a temporary storage space or you can use this as the time to finally start tossing some things.

These are all minor modifications that aren't too costly. Those changes mixed with a good, old-fashioned cleaning, and you are ready to sell!

Realtor Ashley Derrick says your mantra for selling this spring should be, "Clear, clean and crisp."
